No-cost educational / triage service.
A no-cost first review for homeowners who are behind on payments, expect to miss a payment, received a notice, or are already in a foreclosure case.
- Identify the mortgage servicer, delinquency status, notices, and known deadlines.
- Clarify whether the homeowner's priority is to keep the home, sell, or understand both paths.
- Explain common option categories in plain language without promising eligibility.
- Create a document and questions checklist for the servicer, housing counselor, or attorney.
- Provide referrals to free HUD-approved counseling and appropriate legal resources.
This review does not stop foreclosure, extend a court deadline, or guarantee a lender or servicer decision.
2. Loan Modification / Mortgage Resolution Case Management
Paid result-based service, authorized states only. One $2,850 flat result fee, earned only after a qualifying permanent written offer is accepted.
Where My Homestead Advisory is authorized, we help the homeowner organize a complete, current package for a servicer's review, communicate under written authorization, and track requests for missing information. No advance, consultation, document, application, or monthly fee is charged.
- Document checklist and secure collection process.
- Hardship timeline and budget organization.
- Submission-readiness review for completeness, not legal advice or approval prediction.
- Status log and follow-up questions for the homeowner or authorized professional.
3. Short-Sale and Property-Transition Coordination
Used only with appropriate licenses and partners. $10,000 flat fee at closing where authorized.
When keeping the home is not sustainable or no longer fits the owner's goals, we coordinate the people and information needed to evaluate a market sale, lender-approved short sale, deed-in-lieu, or other lawful transition path.
- Property and timeline review.
- Coordination with a licensed real estate broker or agent.
- Servicer-required short-sale documentation and lender approval tracking, where authorized.
- Title, payoff, lien, attorney, tax, and closing coordination.
- Relocation and next-housing resource referrals when available.
4. Lien, Judgment, and Title-Issue Coordination
Verify role and authority. Lien and judgment negotiation is 10% of enrolled debt, earned only after a written resolution is accepted.
We help identify the recorded or claimed obligations affecting a property and create a coordination plan for payoffs, releases, subordinations, or disputes with the appropriate title, legal, tax, creditor, or municipal professionals.
